Some further information about the process of obtaining a valuation is detailed below:

1. Firstly we need to discuss with you the property (or properties) that you would like valued and the reason for the valuation.  We are looking to confirm if its a residential property a commercial property, rural property etc. and some basic details about it to help form a picture of what we would be valuing.

2. The date the property needs to be valued at also needs to be confirmed. Usually a property is valued as at the date it is inspected by the valuer, but it can be retrospectively valued if required. If this is the case we need confirmation as to the condition of the property as at the date of valuation, and if access if not possible may require some further background information such as internal layout, condition, features etc. We have valued properties back more than 30 years when required to do so by clients for example.

3. The purpose of the valuation is one critical area that many clients initially may not see a reason to worry about, but as valuers we are looking to provide you with the right type of report for your situation, If you need a capital gains tax valuation for example, a straight forward, but still relatively detailed report will be fine, but if you are looking for a report to be used as expert evidence in the Supreme Court, well then you obviously need something much more complex.

4. Once we have understood the particulars of the property to be valued, the date of valuation and reason for the property valuation then we can provide you with a quote, and if accepted then go on to arrange an inspection of the property

After accepting the property valuation quote some of the others details we need to undertake the valuation are the name/s of who to address the report to (which can also be a company, superannuation fund etc.), details of who to invoice, and also confirmation of who to send the report to once its ready.

6. Next is the inspection. At the inspection the property valuer will take detailed written notes, photos and also measure all of the improvements. This information will be used in creating your valuation report. A straightforward detached residential dwelling may take around 20-30 minutes, a small flat less, a large commercial property more.

7. At the inspection the valuer will also be happy to discuss any aspects of the valuation you are interested in obtaining more information about, current property market conditions and almost other things relating to valuations.

8. Once the inspection has been undertake the valuer will then complete the report. This usually takes 2-3 days for a simple valuation, and sometimes significantly longer if its a complex matter. The time frame for completing the report will have been agreed upon prior to accepting any valuation instructions, and we are almost always ready to send reports when we say it will be done.
